    1-Year Limited Homeowner's Warranty

    Defects, materials, or workmanship items that are acceptable to submit a warranty claim for include:

    • Carpentry
    • Concrete Foundations & Floor
    • Doors
    • Electrical
    • Garage Doors
    • HVAC & Ductwork
    • Insulation
    • Plumbing
    • Roofing
    • Siding
    • Waterproofing & Windows

    NOTE: Work done by the Owner or other contractors within the warranty period will void the NeighborWorks®️ Boise Warranty for that trade's workmanship, materials and equipment.

     

    Prior to submitting a claim for HVAC or electrical, please ensure that

    • The switch in your electrical panel is not tripped (including the main switch)
    • The thermostat is switched to the proper setting and adjusted for the outside temperature
    • Batteries in your thermostat have been replaced
    • Furnace filters are clean and unobstructed

     Warranty Exclusions

    • Consequential or incidental damage
    • Defects & damage caused by Owner or other contractors
    • Landscaping
    • Loss or damages due to the elements, electrical malfunctions or surges, pests, pets, fire, or failure to observe or comply with any operating instructions, and any other unforeseeable circumstances.
    • Damage caused by ordinary wear and tear, abuse, misuse, or lack of proper maintenance standards of your home. (see Homeowner Maintenance Manual)
    • Minor cracks in concrete, drywall, and other building materials
    • Dampness and condensation due to the failure of the Owner to maintain adequate ventilation
    • Bodily injury or damage to personal property; costs of shelter, transportation, food, moving, storage or other expenses related to inconvenience or relocation during repairs or replacement.
    • Any request for Warranty Performance not filed in the manner required hereunder.
    • Changes, alterations, or additions made to the Home by anyone after the Owner takes possession.

     

    Any damage to the extent it is caused or made worse by the failure of the Owner or anyone other than NeighborWorks® Boise (Builder), its employees, agents, or subcontractors, to comply with the Warranty requirements of the manufacturers of appliances, fixtures, and items of equipment, or failure by Owner to give notice to the Builder of any defects in a reasonable time; or changes to the grading of the ground by anyone other than the Builder and its representatives.

    NOTE: Owner is responsible for resolving issues under manufacturer's warranty with that manufacturer.

     

    Should NeighborWorks® Boise find a claim is not covered under the terms outlined herein and per the terms signed under the Buyer's Agreement, the claim will be denied.
