The following are suggested rent amounts for the Treasure Valley based on the type of space offered.


Type of Space 1: 1 bed with shared or private bath. Suggested rent: $400-$700.

Type of Space 2: 2 beds with shared or private bath. Suggested rent: $600-$800.

Type of Space 3: Separate apartment unit, additional unit (ADU), or basement unit. May include kitchenette and living room. Suggested Rent: $800-$1,100.

NOTE: Charging rent outside of the suggested amounts may make it harder to find a housemate, but is allowed.

HomeShare Hub Program Agreement
I, the undersigned, wish to apply for and participate in NeighborWorks Boise HomeShare Program, the HomeShare Hub (“Program”) on the following terms:
Acknowledgments and Agreements:
a) NeighborWorks Boise does not make any promises, guarantees, or representations, express or implied, about the ability of any applicable Program Participant to perform his or her obligations with such possible housing arrangement. Any and all decisions to enter into a housing arrangement, including selection of the other person(s), will be made solely by the applicable Program Participant and the other person(s) involved in the decision-making process, and I acknowledge that NeighborWorks Boise has no part in or control over such decision;
b) NeighborWorks Boise does not endorse or advocate for and is not responsible for the conduct of any Program Participant;
c) NeighborWorks Boise makes no express or implied guarantee or warranties regarding the suitability of housing arrangements involving any particular individual or residence; regarding the condition of any housing; or regarding the success of any housing arrangement;
d) I give permission to NeighborWorks Boise, to conduct a criminal background search and a National Sex Offender database check on me. I will provide additional information regarding my criminal background to NeighborWorks Boise upon request;
e) NeighborWorks Boise cannot guarantee that a shared housing placement will be arranged;
f) NeighborWorks Boise may decline or remove me from participation in the Program at its own discretion if I make false or misleading statements as part of the application process, if I fail to provide requested information about my criminal background, if I direct rude, threatening, or inappropriate language or behavior at NeighborWorks Boise staff, volunteers or other Program Participants, or for any lawful other reason;
g) I authorize NeighborWorks Boise to disclose any information NeighborWorks Boise may have regarding me, whether or not it is included in their records, to the individual Participants who are potential matches for me. I understand NeighborWorks Boise requires this disclosure and/or exchange of information for the purpose of aiding in the assessment of my ability and suitability to be in a shared living situation with another person or persons.
h) NeighborWorks Boise does not guarantee the accuracy, reliability, completeness, or usefulness of any information provided by other Program applicants, Participants, their references, or any other third parties, and I acknowledge that NeighborWorks Boise has no obligation to verify or seek to verify the statements of such Program applicants or Participants;
This Agreement includes waivers by me of possible legal rights and claims and my entry into the Agreement includes agreeing to this waiver and is consideration for my participation in the Program.


Limitations of Liabilities and Acceptance of Risk:
I acknowledge and agree that, to the maximum extent permitted by law, NeighborWorks Boise will not be liable for any bodily, property, emotional distress, monetary, or other damages that I or any of my family members or other persons may suffer arising from my participation in the Program. I understand that my participation in the Program may involve living in a close residential setting with another person or persons, and that it has inherent risks that may arise in a variety of ways. For example, such risks may arise from the condition of a residence, a housemate making false or misleading statements on a Program application or in any agreement we sign, a housemate’s failure to pay rent, or a housemate’s disclosed or undisclosed financial, psychological, social or substance abuse issues. I acknowledge and accept these risks. My participation in the Program is purely voluntary, and I elect to participate despite the existence of these risks.
Waiver and Release of Claims:
In consideration for my participation in the Program, I voluntarily waive, release, and forever discharge any and all claims or causes of action made against NeighborWorks Boise, for any liability, loss, damages, claims, expenses and attorneys’ fees resulting from death or injury to my person, family, guests, or property, caused by or arising directly or indirectly from my participation in the Program, regardless of the cause and even if caused by negligence, whether passive or active. I agree that NeighborWorks Boise is not responsible for any loss or damage resulting from my reliance on information or other content transmitted to or by any Program participants. I agree not to sue NeighborWorks Boise on the basis of these waived and released claims. I waive any possible protections under Idaho law which may provide that a general release does not extend to certain claims not known to me at the time I signed this waiver and release.
Indemnification:
If NeighborWorks Boise suffers any legal claims, liabilities, or costs due to my participation in the Program, including my behavior or the behavior of anyone for whom I am legally responsible, I will defend, indemnify and hold harmless NeighborWorks Boise from and against all such claims. I will pay the cost of defense and the amount of the liability, if any, incurred by NeighborWorks Boise, except and only to the extent that the liability is caused by the gross negligence or willful misconduct of NeighborWorks Boise.
Additional Agreements:
I understand that is it my responsibility to check references of any potential housemate(s) and to determine that my landlord, if any, is agreeable to a HomeSharing arrangement. I will inform NeighborWorks Boise when a HomeSharing placement is made and when it ends. I agree to give NeighborWorks Boise any amendments to any agreement between me and another Participant, as applicable.
Statement of Non-Discrimination:
NeighborWorks Boise abides by the Fair Housing Act and Idaho Anti-Discrimination Act which prohibits discrimination in housing on the basis of Race, Color, Religion, Sex, National Origin, or Disability. NeighborWorks Boise does not refer applicants to housemates based on these factors. The prohibitions in the Idaho Anti-Discrimination Act do not apply to (a) the rental of a housing accommodation in a building which contains housing accommodations for not more than two (2) families living independently of each other, if the lessor or a member of his family resides in one (1) of the housing accommodations, or (b) the rental of a room or rooms in a housing accommodation by an individual if he or a member of his family resides therein. Therefore, in the case of a homeowner offering a room for rent or lease in a single-family dwelling maintained and occupied in part by the owner or lessee of said dwelling as his or her household, he or she may base a decision on the factors they choose. Similarly, if housemates will be sharing common or living areas of a house, such as a bathroom, kitchen or other common areas, the law permits a preference on the basis of sex.
Confidentiality:
NeighborWorks Boise will maintain confidentiality with regard to information set forth on the application or otherwise obtained through the application process with the exception of what is required to be disclosed as described above. Subject to applicable laws, NeighborWorks Boise will only use my information in connection with its operation of the HomeShare Program, as deemed appropriate by NeighborWorks Boise.
Definitions:
For purposes of this Agreement, “NeighborWorks Boise”, means NeighborWorks Boise (which is an assumed business name of Neighborhood Housing Services, Inc.) and its affiliated entities, directors, officers, employees, and agents. “Participant” means both applicants to the Program seeking housing and those homeowners or lessors providing or sharing housing as a result of applying to the Program. “Participation” means all aspects of participation, including applying to the Program, providing housing to another person, and living in a housing obtained as a result of applying to the Program.



I declare all information furnished in this document is true to the best of my knowledge. I consent to the terms of participating in the HomeShare Program in this Agreement. I consent to verification of all information provided by me.
