 NeighborWorks® Boise Down Payment Assistance Programs

According to a recent report by Boise State Public Radio, Idaho is the second-least affordable housing market in the nation. Factors considered include housing inventory, wages, and the percentage of Idahoans spending more than 30% of household income on housing. The shortage of affordable housing (both ownership and rental) continues to be a struggle for so many households.

 

There is good news. NeighborWorks® Boise (NWB) has some opportunities for you to pursue homeownership. Now could be the right time for you.  

 

In partnership with Idaho Housing and Finance Association (IHFA) and the City of Boise, NeighborWorks® Boise (NWB) currently offers several down payment assistance programs to help make homeownership more attainable. To be eligible, total household income must be at or below 80% area median income (AMI). 

 

HOUSEHOLD INCOME LIMITS

 

1 Person $54,900

2 Person $62,750

3 Person $70,600

4 Person $78,400

5 Person $84,700

6 Person $90,950

7 Person $97,250

 

IHFA Workforce Housing Fund Down Payment Assistance: Qualified buyers can receive up to $49,000 in down payment assistance for a home anywhere in Idaho. NWB must build or rehab the home. Can be used to purchase a new home at NWB’s Cole Bluff Cottages.

 

IHFA HOME Funds Down Payment Assistance: Qualified buyers may receive down payment assistance up to 40% of the purchase price of a home in the Treasure Valley. NWB must build or rehab the home. Can be used to purchase a new home at Cole Bluff Cottages.

 

City of Boise Homeownership Assistance: Qualified buyers in the City of Boise may receive up to $45,000 in down payment assistance for a fee simple home and up to $65,000 in down payment assistance for a new housing trust home at Cole Bluff Cottages.

Empowerment and Confidence: Ultimately, pre-purchase coaching empowers buyers with the knowledge and confidence they need to make informed decisions, reducing the likelihood of financial strain or foreclosure down the line.

By participating in pre-purchase coaching, buyers are better equipped to navigate the complex homebuying process and make decisions that align with their financial goals and personal circumstances.
