NeighborWorks® Boise Partners with Wells Fargo to Give Idahoans a LIFT toward Homeownership
Time to get out the t-shirts and sunglasses because summer is coming! Summer is the most popular home buying season, and NeighborWorks® Boise’s (NWB) newly designated HomeOwnership Center℠ has just partnered up with Wells Fargo and NeighborWorks® America to offer down payment assistance grants for low-to moderate- income (LMI) Idahoans so they can experience successful homeownership too.
NeighborWorks® HomeOwnership Center℠
Last year, NeighborWorks® America (NWA) designated NWB as a NeighborWorks® HomeOwnership Center℠ (HOC), which joins our Homeownership Programs and Homeownership Lending departments together into a “one-stop shop” – providing potential home buyers with the education, resources and Full-Cycle Lending® services they need to become a responsible homeowner.
HOC services include:
- Homebuyer Education Seminars
- Foreclosure Prevention Counseling
- Pre-Purchase Counseling
- Rental Counseling
- Financial Capabilities Coaching
- Homeownership Lending
As part of a nonprofit organization, the HOC is a place where families and individuals of any income can feel safe and comfortable. Clients receive free and affordable professional services from a staff that takes the time to help them accomplish their financial goals. From the initial intake call until the follow up after our clients purchase a home, they know they have an advocate on their side at the HOC – answering their questions, counseling them, and walking them through the process toward sustainable homeownership.
NWB HomeOwnership Center℠ Staff
Our HOC has five professionally-trained and experienced staff members who have the energy and passion to ensure our clients receive a positive and empowering experience throughout the entire home buying process.
Diana Telford is our Director of Homeownership Programs and a HUD-certified Housing Counselor. She facilitates the Homebuyer Education Seminars; provides Pre-Purchase Counseling, Financial Capabilities Coaching, Rental and Foreclosure Prevention Counseling; and makes partnerships to expand the reach of the HOC within the community.
Telford has over 19 years of experience in affordable and transitional housing programs, financial management, and housing counseling and education in the nonprofit sector. She has several certification designations from NWA, and is a member and the former Secretary of the Board of Directors for the Idaho Financial Literacy Coalition.
“I love helping people overcome obstacles to have the outcome of owning their own home!” Telford states alliteratively.
Outside of work, Telford enjoys the fast life with hobbies that include drag racing and boating with her family.
Patrick Clayton is our Director of Homeownership Lending and Loan Officer. He earned his MBA in 2014, and has 14 years of experience working in the finance industry. Clayton has completed numerous courses in lending and counseling from NWA and holds a certification in Mortgage Lending. He is also fluent in Spanish which helps us better serve our Hispanic clients.
“It’s so great to help families achieve homeownership who have always dreamed of it, but never thought it was possible for them,” Clayton says. “The overwhelming gratitude that they express to be able to own their own home is a big part of why I love my job.”
In his free time, Clayton enjoys spending time with his family and participating in many outdoor recreational activities that Idaho has to offer, including the annual Spartan Races.
Maile Lombard is our Mortgage Lending Processor, who acts as a liaison between the borrower, underwriter, loan originator, lender, Realtor® and loan servicing/collection organizations.
Lombard has 28 years of administrative office experience and a strong customer service and support background, which is essential to building client confidence and knowledge.
When she’s not working, Lombard enjoys taking walks in her neighborhood with her husband and their two dogs. “It’s the highlight of our dogs’ day when they see us grabbing their leashes and that always makes us smile,” she beams.
Damaris Ortiz is our Housing Counselor, coaching clients in Financial Capabilities, Pre-Purchase, budgeting/credit, and coordinating the Homebuyer Education courses.
Ortiz has over 4 years of experience working in the business administration and human resources fields of the nonprofit and financial institution industries. She is certified in Financial Capability Coaching and Pre-Purchase Counseling, and is currently working toward getting certified in Foreclosure Prevention Counseling. Ortiz is also fluent in Spanish – making the transition from Homeownership Programs to Lending services for our Hispanic clients much easier.
Her hobbies outside of work include swimming, cooking and spending time with her teenage daughter.
Rachael Watson, our newest HOC staff member, is the Program Coordinator for the NeighborhoodLIFT program – serving as the initial contact for program services and assisting both HOC directors.
Watson is a current student at Boise State University – on track to graduate in December 2017 – and has over 3 years of administrative assistance experience.
When she’s away from the office, Watson loves being outdoors – boating and hiking. “Basically, all Idaho things,” she states.
NWB Homeownership Success Story
Jeremiah, a single dad of a 9-year old boy, recently found out how valuable it is to have an advocate like NWB on his side when he was looking for an affordable place to live. Plagued by unhealthy relationships in both his and his son’s lives, Jeremiah decided they needed a fresh start and moved back home to Boise. The father and son stayed with family and then rented a room for a few months, before eventually finding an apartment. As Jeremiah worked and attended school full time, he started considering homeownership, so his Realtor® referred him to NWB. He received one-on-one Pre-purchase Counseling where he was advised to start the home buying process by cleaning up his credit before applying for a loan, and the team at NWB gave him professional tips on how to do it. While working to improve his credit scores, Jeremiah also attended our Homebuyer Education seminar. Through the seminar and counseling, he was presented with a few homeownership grant opportunities. When he didn’t qualify for the first one, Diana referred him to a couple other opportunities. Jeremiah wound up receiving down payment and closing cost assistance grants from both Autumn Gold Affordable Housing and the City of Boise to make his mortgage payment affordable.
This spring, Jeremiah not only graduated at the top of his collegiate class, but he also bought his first home! NWB is proud of the success that he has achieved, academically, personally, and as a new homeowner. With the assistance of our dedicated and compassionate partners, we were able to help this deserving father and son get a fresh start in life and achieve their dream of homeownership.
NWB Partners with >Wells Fargo to Give Idahoans a LIFT toward Homeownership
Starting this summer, NWB is joining some of our biggest partners, Wells Fargo and NeighborWorks® America, in a $3.55 million Idaho state-wide homeownership program that will provide matching down payment assistance grants up to a $7,500 for eligible homebuyers. Wells Fargo’s NeighborhoodLIFT program – with down payment assistance grants and homebuyer education helps mortgage-ready homebuyers make homeownership more affordable, achievable and sustainable.
A free NeighborhoodLIFT event will take place at the Idaho Expo this Saturday, June 3rd between 10 a.m. and 7 p.m. At the event, you will be able to:
- Attend a brief seminar on credit education or the home-buying process
- Meet with a NWB specialist to learn about the LIFT program requirements and how to qualify
- Meet with a Wells Fargo mortgage consultant, and more.
Walk-ins are welcome, but registering online for an appointment is highly encouraged to secure a spot. As an added bonus, the first 250 attendees at this event will receive a voucher for a $100 gift card that they can redeem after they close on a home!
